EXTERIOR PAINTING · APOPKA, LONGWOOD, LAKE MARY & WINTER GARDEN
Florida sun, afternoon rain and summer humidity destroy a cheap exterior job in two seasons. We fix what is underneath first, then coat it with systems built for this climate.
WHAT WE PAINT OUTSIDE
Every surface takes a different coating and a different technique. We quote the whole envelope and tell you plainly what does not need doing yet.
Hairline and settling cracks sealed with elastomeric, masonry conditioner where the surface calls for it, then sprayed and back-rolled for even coverage.
Hardie, vinyl, aluminum and wood. Washed, primed where bare, then sprayed to a uniform finish with no lap marks.
Brushed and rolled by hand where it shows. Aluminum soffits sprayed. Rot found during prep gets replaced, not painted over.
The two things everyone looks at from the street. Finished to a hard, uniform coat that will not chalk out in the west sun.
Removed and finished off the wall where that gives a better result. Metal railings prepped for adhesion so the coating does not peel.
Screen enclosures, ceilings and painted concrete. Coatings chosen for constant moisture and direct afternoon sun.
BEFORE & AFTER
Chalked, sun-faded siding with the trim going gray. Washed, primed where it was bare, and finished in a deeper blue that holds its color in full afternoon exposure.
“They found soffit rot two other bidders missed, showed me the photos, and replaced it instead of painting over it.”

RELATED SERVICES
Most exterior projects turn up something besides paint. We do the repair and the cleaning ourselves rather than sending you to three other contractors, and we quote it all together.
COMMON QUESTIONS
Stucco typically runs seven to ten years here, siding closer to five to seven. West and south elevations always go first. If you are seeing chalk on your hand when you rub the wall, or hairline cracks opening at the corners, it is time. Seeing cracks in the stucco? Here is when to fix stucco cracks before painting.
A typical single-story runs three to four days, a two-story four to six, including wash time and any wood repair. Summer afternoon storms can add a day. Your estimate carries a date range and we tell you the moment anything shifts. Planning ahead? Here is the best time of year to paint an exterior in Central Florida.
We photograph it, show you, and price the repair before we touch it. Rot behind fresh paint is the single most common way a repaint fails early, so we do not coat over it. Our own carpentry crew handles the replacement.
Always, and it is included. Paint will not bond to mildew, dirt or chalking. We soft wash stucco and siding rather than blasting them, then let the surface dry fully before priming.
Yes. We work in these neighborhoods constantly and know which associations want what. We will put samples on the wall, give you the manufacturer color codes your board needs, and wait for approval before scheduling.
Two, standard, on every exterior. Anyone quoting one coat is quoting a job that will look thin within two summers. Dramatic color changes and deep saturated colors get a third pass, and that is priced up front, not added later.
