ORLANDO HOMES

Orlando's houses are older than most people think.

A third of the city was built before 1980

Census Bureau estimates put the median Orlando home at 1992, but about a third of the city's housing units went up before 1980, and roughly 4 in 10 were built since 2000. One street can hold a frame cottage, a '70s block ranch and a new townhome. Each needs a different prep plan.

Historic neighborhoods, wood and all

Lake Eola Heights still has frame farmhouses from 1890 to 1911, plus Craftsman, Mediterranean Revival and Colonial Revival homes. Lake Cherokee has Queen Anne and Craftsman bungalows. Lake Lawsona and Thornton Park filled in from 1911 into the 1950s. College Park has two National Register districts around Lake Ivanhoe and Lake Adair.

Newer neighborhoods, different problems

In newer neighborhoods like Baldwin Park, built on the old Naval Training Center, the job is often stucco and trim: hairline cracks, chalky paint, caulk that's let go at the windows. We seal and patch first, because paint over an open crack just shows you where the water went in.

In a historic district? Ask first.

Orlando runs several local historic districts, including Lake Eola Heights, Lake Cherokee, Lake Copeland, Lake Lawsona and Colonialtown South. If your house sits in one, check with the City of Orlando's historic preservation office before you change colors.

PAINT AND ORLANDO WEATHER

What 51 inches of rain does to a paint job.

The wet season is the real test

Based on 1991-2020 normals at Orlando International, June averages just over 8 inches of rain, with August and July close behind. Wood that stays damp swells, paint lifts at the joints, and mildew moves in. That's why we replace rot before we paint, not after.

Heat and humidity change the schedule

July averages a 92° high, and morning humidity in Orlando runs close to 90%. Paint makers like Sherwin-Williams want the surface at least 5° above the dew point and about 4 hours of dry time before moisture settles on it. A good crew plans coats around the afternoon storms instead of racing them.

Sun is the slow killer

South and west walls fade and chalk first. Premium exterior lines are built for that. Benjamin Moore, for example, lists extreme UV resistance and lab-tested mildew resistance for its Aura exterior. We'll tell you which system we'd put on your house and why.

COMMON QUESTIONS

What Orlando homeowners ask before we start.

Do you paint older and historic homes in Orlando?

Yes. Many of Orlando's older homes are wood frame, which makes the job mostly prep and carpentry: soft fascia, failing caulk, bare wood. We replace rot before paint. If you're in a city historic district, check with the City of Orlando's historic preservation office before you change colors.

How much does it cost to paint a house in Orlando?

Most of the exterior repaints we do land between $4,000 and $6,000. Size, stories, how much prep and repair the house needs, and the paint system all move it. You get a written estimate after we walk the house, and it's free.

When is the best time of year to paint outside in Orlando?

Any month can work if the crew schedules around the weather. June through September are the wettest months, so summer jobs get planned around the afternoon storms. The drier months are the easiest to schedule.

Do you fix stucco cracks and wood rot first?

Every time. Cracks get sealed, rot gets replaced and the house gets washed before any paint goes on. Paint over damage doesn't fix it, it just hides it for a season.

Do you also do interiors and cabinets in Orlando?

Yes. Exterior repaints are our focus, and we also do interior painting, cabinet refinishing, pressure washing, paver sealing and wood repair.
