HOUSE PAINTING · SANFORD, FL
Sanford's historic district is full of frame homes from 1880 to the 1930s. Wood siding, porches and trim need carpentry before they need paint. That's where we start.
SANFORD HOMES
The Sanford Residential Historic District has been on the National Register since 1989. Its homes date from 1880 to the early 1930s, and most are two-story frame houses: Frame Vernacular, Craftsman bungalows, Colonial Revival, Mission and Queen Anne. Georgetown joined the Register in 2020.
Census Bureau estimates show about 30% of Sanford's housing units were built before 1980, and roughly 1 in 20 before 1940. Another 42% went up since 2000. We work across the city, including Mayfair, Idyllwilde, Dreamwold and Hidden Lake.
The City of Sanford requires a Certificate of Appropriateness for exterior work in its Residential, Downtown and Sanford Avenue historic districts. Call the city's planning office to confirm what your paint job needs before work starts.
PAINT AND SANFORD WEATHER
Orlando-area weather normals put June at just over 8 inches of rain, with July and August close behind. Frame houses take that water at every joint and sill. Soft wood gets cut out and replaced before we paint.
Paint makers like Sherwin-Williams want the surface at least 5° above the dew point and recommend avoiding direct summer sun on very hot days. That means working with the shade on hot days, not against it.
Shaded porches and eaves hold moisture. We soft wash first so the new coat bonds to clean wood.

COMMON QUESTIONS
Yes. Older Sanford homes are mostly wood frame, so the job starts with carpentry: rotted siding, sills, porch trim and fascia get replaced before paint. If you're in one of the city's historic districts, check whether you need a Certificate of Appropriateness first.
Most of the exterior repaints we do land between $4,000 and $6,000. Size, stories, how much prep and repair the house needs, and the paint system all move it. You get a written estimate after we walk the house, and it's free.
