WHAT WE REPAIR

The places Florida water gets in.

Rot follows water, and water follows gravity. Almost every repair we make is at a roof edge, a joint, or the bottom six inches of something.

Fascia & soffit

The most common repair on any Florida repaint. Gutters overflow, water sits on the fascia board, and the board goes soft from behind where nobody can see it.

Trim & corner boards

Window and door casing, brick mould, corner boards. Replaced in full lengths rather than patched, so you do not end up looking at a seam.

Columns & posts

Porch columns rot from the bottom up where the base meets concrete. We rebuild the base or replace the column, depending on how far it has gone.

Garage & door jambs

Bottom of the jamb, bottom of the stop, the threshold. Sprinklers and driveway splash do this, and it happens on nearly every house eventually.

Siding & T1-11

Individual boards and panels swapped out and blended into the existing run, matched on profile so the repair disappears under paint.

Doors: refinish or replace

A sun-beaten wood entry door is usually salvageable. Stripped, sanded, repaired, restained and clear coated for a fraction of a new door.

BEFORE & AFTER

Drag the handle. That is the same door.

Ten years of west sun had taken the finish down to bare, blotchy wood. Stripped, sanded, the soft spots at the bottom rail repaired, then restained and clear coated. The homeowner had already been quoted a replacement door.

“Two companies told me the door was done. Kingdom brought it back for a third of what a new one cost.”

HOW WE WORK

You see the rot before we price it.

Wood repair is where a contractor can invent work. So we photograph what we find and show you, every time.

Home exterior inspected and marked for repair before painting
STEP 01

Probe it, photograph it, price it

Soft wood is found by hand, not by looking at it from the driveway:

Every run of fascia, soffit, trim and jamb probed for soft spots
Photos of what we find, sent to you before any work begins
The source traced, so the new wood does not rot for the same reason
Written price per repair, approved by you before we cut anything
Ladders set along a home exterior for fascia and soffit replacement
STEP 02

Cut it out and replace it

Our own carpentry crew, not a subcontractor scheduled around someone else's week:

Rotted material removed back to sound wood, not filled over
New material matched on profile and dimension to what is there
Fastened, seams caulked, end grain sealed before it is coated
Small areas filled with exterior epoxy where replacement is not warranted
Finished home exterior after repairs and painting
STEP 03

Prime, coat, and make it disappear

A repair you can find afterward is a repair that was not finished:

New wood primed on all sides, including the back and cut ends
Finish coats blended into the surrounding surface
Final walkthrough with you, repair by repair
Cream two-story home after exterior repairs and painting

RELATED SERVICES

Repair and repaint in the same visit, on one quote.

Bare new wood needs to be coated quickly, so the repair and the paint belong on the same schedule. Most of our wood repair happens as part of an exterior job for exactly that reason.

COMMON QUESTIONS

What homeowners ask about rot.

How do I know if I have rot?

Press a screwdriver into the fascia behind your gutters. If it sinks, that board is gone. Paint peeling in one isolated patch, a soft spot at the bottom of a door jamb, or a dark stain bleeding through are all signs there is water behind it.

Can you just fill it instead?

Sometimes. Exterior epoxy is the right answer for a small area in otherwise sound wood. It is the wrong answer for a soft three-foot run of fascia, and we will tell you which one you have.

Do you use real wood or composite?

Both, depending on the location and your budget. PVC and composite trim will not rot again and are worth it at ground level and behind gutters. Wood is fine where it stays dry and is easier to match on a profile.

Will the repair be visible?

Not once it is coated. We match the profile, caulk the seams and blend the finish into the surrounding surface. On a stained door we match the stain and clear coat the whole door rather than spot-touching it.

Can you do repair without the painting?

Yes, and we prime what we install either way, because bare wood left open in Florida starts over on the same problem. Most people bundle it with a repaint because it saves a mobilization.

Why did it rot in the first place?

Usually a gutter that overflows, a sprinkler head aimed at the house, missing caulk at a joint, or a downspout emptying against a column. We find the cause and tell you, because new wood in the same conditions rots on the same schedule.
