Florida home with a clean concrete driveway and walkway after pressure washing

PRESSURE WASHING · APOPKA, LONGWOOD, LAKE MARY & WINTER GARDEN

The house is not old. It is dirty.

Florida grows mildew on everything. We soft wash the surfaces that would be damaged by pressure and use pressure where it belongs, so the house gets clean without the paint coming off with it.

WHAT WE CLEAN

Different surfaces, different pressure.

A 3,500 psi wand will strip paint off siding and etch lines into concrete. Knowing which surface takes what is most of this job.

House washing

Stucco, siding, trim and soffit soft washed with a cleaning solution that kills the mildew rather than just knocking the top layer off. Low pressure, no etching.

Driveways & walkways

Concrete gets a surface cleaner rather than a wand, so you end up with an even finish instead of a zebra pattern of overlapping stripes.

Pavers

Cleaned at a pressure that lifts the growth without blowing the joint sand out. If you are sealing afterward, this is the step that determines the result.

Pool decks & lanais

Screen enclosures, cages and painted deck coatings. We work around the pool and the screens carefully, because both are easy to damage.

Roofs

Shingle and tile roofs get soft washed only. Pressure on a Florida shingle roof takes the granules with it and shortens the roof's life.

Fences & decks

Wood cleaned at low pressure to lift the gray without furring the grain. If it is going to be stained after, this is the prep.

RECENT WORK

Washed before paint, and washed on its own.

Most of these homes were washed as the first step of a repaint. Plenty of people book the wash by itself and put the paint off another two years, which is a fine call when the coating is still sound.

HOW WE WORK

Clean the house without damaging the house.

Three steps, and the first one is the reason we do not blow out your window seals.

Kingdom Painting crew protecting landscaping before washing a home exterior
STEP 01

Walk it and protect it

Before any water goes on the house:

Walkthrough to identify failing caulk, open seams and loose paint
Landscaping wet down and protected where applicable
Light fixtures, outlets and exposed electrical covered
Windows and doors checked closed, screens noted
Stucco home exterior mid-project with surfaces prepped
STEP 02

Soft wash the house, pressure the hardscape

The method changes with the surface:

Cleaning solution applied at low pressure, given dwell time to work
Rinsed top down so nothing streaks back over clean surface
Concrete and pavers run with a surface cleaner for an even finish
Roofs soft washed only, never pressured
Finished clean paver driveway and home exterior
STEP 03

Tell you what we found

Washing a house is the best inspection it will get all year. What turns up, you hear about:

Soft or rotted trim, fascia and soffit, photographed
Chalking or peeling that means the coating is at the end of its life
Site left picked up, hoses off your driveway, gates closed
Repainted ranch home with a sealed paver driveway

RELATED SERVICES

A wash is the right first step. Sometimes it is not the last one.

Clean pavers hold sealer. Clean stucco holds paint. And a wash usually finds the soft wood nobody knew about. We do all of it ourselves and quote it together.

COMMON QUESTIONS

What homeowners ask before a wash.

How often should a Florida house be washed?

Once a year for most homes, and once every two years if you have little shade and good drainage. North-facing walls and anything under an oak go first, because that is where the moisture sits.

Will it damage my paint or stucco?

Not the way we do it. Soft washing uses volume and a cleaning solution instead of pressure. High pressure on stucco opens hairline cracks and drives water into the wall, which is exactly what you do not want.

Is it safe for my plants?

We wet landscaping down before and rinse it after, and cover what needs covering. Tell us about anything delicate or newly planted and we will work around it.

How long does it take?

A house wash on a typical single-story is half a day. Adding the driveway, walkway and pool deck usually makes it a full day. Two-story homes with a lot of hardscape can run into a second morning.

Can you get the black streaks off my roof?

Usually, yes. Those streaks are algae, and they come off with a soft wash. We will not put pressure on a shingle roof, because that strips the granules and costs you years of roof life.

Do I need to be home?

No. We need water access and the windows closed. If you want the walkthrough at the end, we will schedule it for when you are back.
